Open houses
  
When Nancy hosts open houses, typically 2 to 4 hours on a weekend, she provides graphics to visitors, answers questions, and maintains a visitor log. By interacting with visitors, whether buyers or real estate agents, Nancy can receive useful feedback regarding the home.

To make the most of an open house, it is important that they be effectively promoted. For an open house for four units in 3525 Turtle Creek in June 2007, for example, Nancy emailed a flyer to all agents with Virginia Cook and top high-rise agents with other firms, See example below. distributed copies at the Turtle Creek MLS meeting, and followed it up with an article in The Dallas Morning News. See example below. Graphics revealing the “50th Anniversary Celebration Bonus” promotion were prepared especially for open house visitors. See example below.

To promote open houses at multi-million dollar properties in Preston Hollow and a high-rise home in the Bonaventure, Nancy has inserted advertorials in the Real Estate section of the Sunday Dallas Morning News. See example below. See example below. See example below.

To enhance traffic, Nancy sometimes promotes open houses with agents of Virginia Cook, Realtors, or of other firms with listings in the same neighborhood. For example, Nancy coordinated open houses in 3525 Turtle Creek with other firms’ agents, See example below. for Turtle Creek area high-rises with other Virginia Cook agents, See example below. and with other agents with units for sale or lease in the Athena See example below. and Preston Tower. See example below.

Nancy has used flyers See example below. See example below. and direct mail See example below. to announce open houses, which are also listed and mapped on the “Open Houses” page of VirginiaCook.com. See example below.

A few days before an open house for a single-family home, Nancy attaches a rider to the “For Sale” sign announcing the day and time of the open house, and, on the day of the open house, stakes “Open” signs around the neighborhood, and purchases attention-getting helium-filled balloons. During open houses Nancy has offered visitors complimentary beverages labeled with information on the home. See example below.

At the conclusion of the open house, Nancy notifies the owner of the results and follows up with potential buyers.
